MASTER PLANNING
Level 00 - Subgrade Parking
In the early phases of design, balancing multiple factors such as parking counts, proximity to dining venues, and quality outdoor space was essential to achieving a successful master plan development.
Level 01 - Ground Floor
After many iterations, we decided on a plan that used podium parking and surface parking. On top of the podium level, shared outdoor space would be programmed to allow residents to experience a variety of amenities in addition to dining venues hosted in the community buildings.
Master Planning Submittal - Site Plan
To access the dining venues from all resident buildings, a series of covered pedestrian bridges connect the whole campus. Being a large senior living master plan, walking distance to the dining venues was an important factor to consider as we were planning the layout and orientation of the resident buildings.

Exterior Design
After discussions with the client, a modern aesthetic was decided upon for the exterior. On the first floor levels, a light color stone veneer would add a base material that would ground the materials above. On the upper floors, a combination of stucco colors give the project a light and modern appearance.
In areas we wanted to emphasize, wood-like accents form a geometric shape that reinforce the modern aesthetic while providing some privacy to the projected balconies.
Corner Condition on Resident Building
Our approach to the community buildings were largely the same. Although, using more premium materials like metal panel in places made sense to elevate the look higher traffic areas of the community.
To give a sense of entry, projected roof elements were exaggerated in comparison to the resident buildings. These roof elements also served to provide more passive shading to the large areas of glass present in the community buildings.
